It might be easier to determine what a master-planned community is not: it is not a neighborhood or a subdivision within a city. Instead, a master-planned community is more like a city within a city. That’s because residents of a master-planned community can typically find a number of dining, shopping, entertainment, and recreation options available to them without leaving the community.

It is real estate development covering several hundred to a few thousand acres, constructed in phases as more people move to the community.
Distinct “villages” are defined by their location (perhaps around a lake or along a golf course) or by the type of residences there (such as townhomes, bungalows or estate homes).
It is a self-contained community, offering many retail options and other services that are convenient to the neighborhoods, so residents don’t have to drive miles for everything they need.
Recreation choices abound, often including fitness centers, swimming pools, tennis courts and trails for biking, jogging and walking.
Security features such as gated entrances are often provided.
Thoughtful land use planning helps to preserve the green spaces and natural habitats within the community. Advanced practices such as capturing storm water runoff for irrigation of landscaping add to the sustainable nature of the development.
The sheer variety of options for recreation, entertainment and social interaction allow resident families to satisfy most any lifestyle.
A homeowner’s association helps maintain the appeal of the community.
